House Rules

RENTAL RULES - It is the guest's responsibility to ensure that all members of their party and anyone else they admit onto the property observe the following rules at all times while at the property.

NO SMOKING/VAPING - Smoking and vaping is NOT allowed inside the property at any time; please refrain from smoking on the decks. If you smoke on the exterior grounds, extinguish all smoking materials and dispose of them properly to prevent a fire hazard and keep the grounds well maintained. Remove any butts at checkout. Guests that do not abide by the smoking policy will incur the cost of cleanup and will be responsible for any other damage/repair/deodorizing associated from the result of smoking on the property. Any clear violation of this policy will result in a $300 fee.

NO ANIMALS - Animals of any kind are NOT allowed. In addition to guests paying ALL damages, ANY violation of this policy will result in a $300 fee. If it is determined, after the rental period has ended, that a pet has been allowed inside the cabin, guests will be charged the fee mentioned above. We cater to guests with pet allergies. It is the guests’ responsibility to ensure that their entire group is aware and in agreement with this policy.

MAX OCCUPANCY - Additional people (over the max occupancy of 10 people) are not allowed inside or on the property grounds unless the host has approved of it. Parties inside the property or on the property grounds involving people not noted in the rental agreement are not allowed and will result in charges of $50 per person, per day, in addition to the nightly rate.

HOT TUB - guests agree to follow the hot tub rules stated below. When using the hot tub, guests understand that there are certain health risks associated with this amenity. The hot tub caretaker assesses, cleans, tests and replenishes the chemicals in the hot tub after each stay. The hot tub is drained, sanitized, refilled and replenished based on visible inspection of cleanliness. The hot tub is always emptied completely, cleaned and refilled if there has been any sign of use (visibly or chemically).
Upon check-in the hot tub may not be warm until later that evening, depending on what time it was emptied and refilled.
Guests agree to inspect the tub upon check-in and notify the host immediately if there is a visible issue with the hot tub (at which time, the host will resolve to the best of their ability).
Guests agree to accept liability for any incidents occurring in the hot tub and to use at their own risk.

HOT TUB RULES:
Prior to entering the hot tub, all participants will ensure they are free of body oils, lotions, perfumes and dirt which can damage the hot tub circulation system (simply take a shower with soap and water before you enter the hot tub).
NO use of any soaps, fragrances, oils, chemicals, debris, or lubricants in the hot tub at any time. These can ruin the hot tub pumps and make water out of chemical balance.
DO NOT enter the hot tub with any open sores or wounds.
DO NOT enter the hot tub if the temperature is above 104 ºF.
Enter and exit the hot tub slowly.
NO standing, weight bearing or placing of heavy items on top of the hot tub cover(s). The hot tub cover(s) are for insulation purposes and are not designed to support a person or persons or any weighted object. Keep hot tub cover(s) in place and secured at all times when not in use.
Limit your soak to 15 min, cool off before re-entry.
DO NOT touch the quick release valves located on the hot tub for any reason. DO NOT empty the hot tub water for any reason. This will result in a $100 fee. If there is an issue with hot tub cleanliness during your stay, or if you experience any other issue with the tub, simply notify the owner (host) for directions.
NO jumping or diving.
NO glass in or around the hot tub. Broken glass can cause injury. If there is any sign of any of these items in the hot tub upon inspection, guests will be charged a straight maintenance fee of $100, or the total cost of whatever repairs are necessary (we encourage you to check hot tub upon check-in, for your own peace of mind).
NO alcohol, narcotics, medication, or electronic cigarettes in the hot tub. NO loud music or excessive noise.
Elderly persons must consult with the doctor before use.
Pregnant women should consult a doctor before use.
Anyone with heart disease, diabetes, high or low blood pressure, thyroid disease, or any other serious illness should consult with a doctor before entering the hot tub.
NO children under the age of 12 permitted in the hot tub at any time without adult supervision.
NO one should be in the hot tub alone.
PLEASE turn off high jets after using a hot tub.
PLEASE put the hot tub cover after each use of the hot tub.
YOU MUST enjoy the hot tub experience :)


SECURITY SYSTEM - The property is equipped with interior security devices, including entry sensors and glass break sensors. These devices are meant for security while the property is not rented, and the system employing these devices will be deactivated for the duration of the rental period. There are no microphones or cameras inside the property. Tampering with interior security devices will result in a $300 fee, plus payment for any damages.

SECURITY CAMERAS – We have security cameras on the outside of the property for your protection and ours. Tampering with security cameras is not allowed. Tampering with exterior security cameras will result in a $300 fee, plus payment for any damages. EXTERIOR CAMERAS: Flood-light camera (pointed at the driveway, records audio and video, 1 min intervals) and Ring doorbell camera (entrance door, records audio and video, 20 sec intervals, medium intensity).

ROOF - Guests agree to never access the roof at any time.

ARRIVAL - Upon arrival, guests agree to inspect the property and notify the host if anything is not functional, obviously missing and/or not in good working order. Guests agree to notify the host immediately upon check in if the cabin appears dirty or if there is an issue that needs to be addressed.

WEATHER / NATURAL DISASTER - In the event of an ordered evacuation due to any type of weather/natural disaster, guests are required by state law to vacate the property. The host will not issue refunds in part or in full for inclement weather. During the winter months (and anytime there are snow conditions) 4-wheel drive vehicles and/or snow tires are recommended when crossing the mountains and on non-county maintained roads. No refunds will be given for storms or road conditions.

INDEMNIFICATION - The guests agree to indemnify and hold harmless the host for any damages to or loss from the rental house, grounds, furnishings, appliances, household items and any other of the host’s property resulting during the guests’ rental term. The guests further agree to indemnify and hold the host harmless from any claim or liability for any loss or damage whatsoever arising from, related to or in connection with the rental of this rental property, including but not limited to any claim for personal injury or damage or loss of property which is made, incurred or sustained by the guests or other occupants or invitees of the guests. The host is not responsible for any of the guests’ or other occupant(s) valuables, cash or other property during the rental term or thereafter left at the rental house.

ITEMS LEFT BEHIND - Should you leave anything behind, we will be happy to mail it to you at your expense with a service charge of $45 for the time to set up the delivery.

CHECK-IN - Check-in time begins at 4 pm. The host will make every attempt to have your property ready for check in at 4 pm. We can not guarantee this time, however, as there are situations which occur beyond our control. The guests will receive the code to the key box via email at 1 pm on the day of the check-in.

CHECK-OUT - Check-out is by 11 am. To avoid additional charges, please abide by our check out time and procedures. Cleaners have limited time to prepare property for the next guests. Check-out instructions and details will be sent to the guests the night before check-out. Upon departure, return the key to the key box and leave the garage opener on the kitchen counter. Replacement keys are $50 each.

FIREPLACE - There is one gas fireplace in the cabin. Parents/guardians are responsible for the safety of their children.

SEPTIC - The cabin is equipped with a septic system. The ONLY acceptable man made item to flush is toilet paper. Feminine products and other foreign items must NOT be flushed into the septic system.

BUNK ROOM - Anyone using the bunk room must do so at their own risk. Caution must be used when climbing into and out of the upper bunks. This is NOT a jungle gym and parents are expected to supervise their children to make sure it is not treated as such.

FURNISHINGS - Transfer of furnishings of any kind from one property to another or the rearranging of furniture in or on the property is strictly prohibited and will result in additional charges. Loss to these items, as well as damage to the property or its furnishings in excess of normal wear and tear will be charged to the guests. Guests are expected to leave property and contents in their original conditions and positions upon departure.

APPLIANCES/EQUIPMENT - The host makes every effort to ensure all appliances and equipment are in working order. If you experience a problem, please inform the host ASAP via the Airbnb platform. We will make every effort to resolve the issue in a timely manner. In the case of an emergency (loss of heat or air, fire or flooding) please contact the host immediately via a phone. There are no rebates or refunds issued to guests for any reason as every good faith effort is made to ensure the property is maintained to the highest standards.

BACK PORCH - Keep a close eye on children while they are on the front and back porches. Do not lean on the rails.

HOUSEKEEPING - There is no daily housekeeping service. While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. A washer and dryer has been provided at the cabin for your convenience. Please note that we do not permit towels or linens to be taken from the cabin. Missing towels & linens will be charged back to the guests.

LOCKED AREAS - Areas for which guests are not provided a key are: the owner's personal storage area (closet), some cabinets in the pantry/laundry room, and the crawling space. Forced entry into these locked areas will result in charges for damage and/or missing items as well as a $300 fee.

FIRE AND CANDLES - Fires are only allowed in a designated area and a fire pit has to be used. Please do not move the fire pit. Please seize the fire after you are done using it. Unauthorized fires (including candles) will be charged $300 plus damages.

TRASH REMOVAL: Please do not leave trash bags on decks (or outside the house in general) as it attracts uninvited animals. Leave all trash in the garage upon the checkout (up to 5 bags). Trash can also be deposited at the trash collection stations as noted in your checkout message. Trash collection sites are closed on Sunday. For your convenience, here are 3 the nearest waste centers:

Additional Points:
- No illegal substances are permitted on the property at any time.
- The house is somewhat prepared for infants. However, you need to keep an eye on your child at all times. The outside of the house is not prepared for infants.
- Do not feed wild animals and do not approach them.
- Quiet time is from 11 pm until 7 am. No loud music outside.
- If you see a bear or elk during your stay whether in the park or in the driveway do not feed it. Stay away from them. They are dangerous.
- Keep in mind, this is a mountain home and you may occasionally see wildlife around the house, and even a bug or two inside the house. Even with the pest service, some creatures may sneak into the house. There will be no refund offered because of this.
- Mountain homes require a lot of maintenance. Therefore, occasionally there could be a maintenance person on the premises during your stay. We will do our best to inform you in advance if we need someone to be there during your stay.
- Be aware of poison ivy.
- Keep the garage door closed as much as possible.
- All guests must be 25+ with the exception of children with their parents.
